The Rockefeller Group announced today that it has completed its 82,000 square foot flex/office building on 8.2 acres at the Chandler Corporate Center campus. The building is the company’s second spec building in the office park.

“The success of the first spec office building at Chandler Corporate Center was a factor in The Rockefeller Group deciding to build another adjacent building.” said Mark Singerman, VP – Regional Director at The Rockefeller Group’s Phoenix office. “This building has been toured by financial services, software, IT, aerospace and automotive technology companies who want to be located in one of the Southwest’s fastest growing markets.”

The Rockefeller Group developed the new building with a ”flex” concept, which provides Class “A” office space but also allows for storage, light assembly, R&D, etc. in the tenant’s space. The buildings are typically lower cost for the tenant, with separate electric meters, no load factor, triple net or gross leases, at the tenant’s discretion, in a great looking building that projects a quality image for their employees, clients and visitors. The building also has an 18 foot clear ceiling height which allows for an open ceiling plan  as well as the most up-to-date IT infrastructure, HVAC technology and R-30 rated roof insulation.

“The flex building concept is especially attractive to clients with requirements exceeding 15,000 square feet looking to locate near Chandler’s Price Corridor, Intel and other large employers,” said James Smith, Interim Economic Development Director for the City of Chandler.  “I also think the volume of parking that The Rockefeller Group has incorporated onto the site – 6 spaces per 1,000 square feet – makes the building ideal for financial services or other back office operations.”

The building can accommodate one to six tenants with space needs as small as 10,000 to 15,000 square feet.  Phil Breidenbach, SIOR of Colliers International’s Phoenix office is currently marketing the building.
