LGE Design Build (LGE), an award-winning integrated design-build firm, announced on May 12 the completion of construction on Thunderbird Commerce Park, a 243,360-square-foot Class-A industrial building in Scottsdale Airpark developed by Creation.

The project is situated on an 18-acre parcel east of the southeast corner of Scottsdale and Thunderbird roads, adjacent to the Scottsdale Airport. The building is designed to accommodate tenants across diverse sectors, including aerospace, semiconductor, electric vehicle, pharmaceutical and high-end logistics.

“Thunderbird Commerce Park is a testament to what’s possible when thoughtful design meets practical function,” said Michael Stafford, president of LGE Design Build. “We approached this project with the goal of meeting Creation’s pricing and timing expectations while delivering an architectural experience that enhances the surrounding community. This milestone would not have been possible without the dedication and craftsmanship of our subcontractors and trade partners, whose expertise and collaboration were instrumental in bringing this vision to life.”

Thunderbird Commerce Park blends a refined industrial aesthetic with operational flexibility. Functional specs include 51 truck doors, 32-foot clear heights, 3,000a power, 130-foot truck court depth, 322 car spaces and four EV dual charging pedestals.

The architecture embraces a modern style, with bold steel-accented entry points and vertically oriented glazing that creates a more elevated, contemporary look. Despite its larger scale compared to neighboring buildings, the design remains contextually sensitive through thoughtful color and material selections, varied rooflines and steel-shaded clerestory windows that add depth and visual interest. The result is a rare blend of raw utility and refined design, executed with care to modernize infrastructure while minimizing disruption to surrounding institutions and residential areas.

Over the last 30 years, LGE has completed over 1,200 projects to date and currently has 2.9 million square feet of active projects statewide.
