Tri Pointe Homes®, one of the largest homebuilding companies in the U.S., today announced the $20 million acquisition of approximately 40 acres in East Mesa for Ascension, a new gated community where Tri Pointe will develop the land and build the homes. Planned for 46 single-family homesites, the infill property is located within East Mesa’s established citrus subarea currently used for agriculture, with plans to incorporate citrus trees into the landscaping as part of the community’s connection to the area’s distinctive history.

“Tri Pointe Homes is selective about where we invest and what we can uniquely bring to a market, and Ascension adds something very intentional to our East Valley presence,” said Division President of Tri Pointe Homes – Arizona James Attwood. “This location gives us an opportunity to pair the advantages of an established city with a limited collection of premium homes designed to give homebuyers greater space, flexibility, and a more intimate community experience. Mesa’s recognition as one of America’s best-run cities[1] further reinforces why we see long-term value here.”

Located just west of the northeast corner of Brown Road and Val Vista Road, Ascension is anticipated to begin development during the fourth quarter of 2026, with sales currently projected to launch in the first quarter of 2028.

Ascension is being planned around four expansive single-story home designs – Palo Verde, Aurora, Calida, and Lustre – ranging from approximately 4,304 to 5,137 square feet on 125’ x 180’ homesites. Current base configurations feature five bedrooms and 4.5 bathrooms, complemented by architectural styles including Ranch, Vineyard, and Farmhouse planned throughout the community. The homes are being designed with porches and courtyards, generous gathering areas, and flexible spaces that support work, recreation, and retreat. As home designs are finalized, plan-specific opportunities may also include a GenSmart Suite®, accessory garage, lounges, primary suite retreats, offices, and flex spaces.

The community’s East Mesa setting plays an important role in shaping Ascension’s character. In addition to a neighborhood park and nearby trail access, the gated community’s plans also call for preserving a selection of existing citrus trees, allowing the natural landscape to create a tangible connection between the property’s agricultural roots and its next chapter.

Ascension’s location also offers convenient access beyond the community. The nearby Red Mountain and Las Sendas areas provide outdoor recreation opportunities, including hiking and mountain biking, while Scottsdale and Phoenix keep major employment centers in reach. Positioned between Phoenix Sky Harbor International Airport and Phoenix-Mesa Gateway Airport, the community is expected to benefit from nearby employment and healthcare destinations such as Boeing’s Mesa facility and Banner MD Anderson Cancer Center.

Final home designs, pricing, model home openings, and additional community details will be announced as development progresses.
