The Irgens Phoenix office announced plans to develop Spectrum Medical Commons, a multi-building medical campus near Val Vista Drive and the 202 Santan Freeway.
The Spectrum Medical Commons property is located immediately adjacent to Dignity Health Mercy Gilbert Medical Center. Groundbreaking of the first building is scheduled for January 2017 with completion slated for fall 2017.
Irgens will begin development with a two-story, multi-tenant building at 3367 S. Mercy Rd. The building will contain approximately 44,000 square feet of space for lease and will feature common conference facilities, a common break room and shaded outdoor seating. This will be the first new multi-tenant medical building for lease developed in the area since 2010.
“The Southeast Valley has been a popular destination for expansion of medical practices,” says Jason Anzalone, vice president of development for Irgens. “This project is strategically located near Dignity Health Mercy Gilbert Medical Center and will provide its tenants with the most modern features in medical office space built for today’s healthcare environment.”
Situated on 6.75 acres of land, Spectrum Medical Commons will feature two buildings at its full build-out. The second phase will be a 25,000-square-foot facility, conceived as a single-user building for lease or build-to-suit. Both phases offer physician equity investment and market leading economic packages.
“Spectrum offers something new and exciting, particularly with respect to healthcare. Every detail of the project’s design and marketing is intended to attract the best providers in the state,” says Mike Dupuy, associate vice president with Colliers International in Greater Phoenix. “This is a new generation of medical office development, one not seen since the advent of healthcare reform. Irgens has demonstrated its ability to deliver Class A+ product that meet tenant demands throughout their history in Arizona. This will be no different.”
The building has been designed by Devenney Architects. Leasing is being handled by Mike Dupuy and Rachael Thompson of Colliers International in Greater Phoenix.
