VanTrust held a ceremonial groundbreaking event for Phase I of the 48-acre VT 101 industrial park, which will consist of three buildings totaling 750,000 square feet. Elected officials, City staff and the project team gathered to celebrate the occasion.

VT 101 is located along Loop 101 at the southwest corner of North Ballpark Boulevard and 99th Avenue, adjacent to Glendale’s sports and entertainment district. 

Glendale’s Mayor, Jerry Weiers, along with VanTrust’s Senior Director of Development, Jenna Borcherding, spoke at the groundbreaking on May 29.

“VT 101 builds on the successful development now taking place west of Loop 101, near our growing Sports & Entertainment District,” said Mayor Jerry Weiers. “Glendale has enjoyed a tremendous relationship with VanTrust and Van Tuyl Companies, and I am thrilled to see this project come to life.”


 
The first phase features two, 156,000-square-foot, Class A industrial buildings which will deliver in April 2025 complete with office suites, HVAC and LED lighting throughout.

“VanTrust and Van Tuyl Companies have long enjoyed a great partnership with Glendale having developed multiple industrial parks and auto dealerships in the City,” said Jenna Borcherding, Senior Director of Development at VanTrust. “This location is special, with visibility from the Loop 101 and incredible access to all the amenities Glendale’s Sports and Entertainment District has to offer.”

Andretti Karting and Dicks Sporting Goods are bringing their latest concepts – an indoor karting and games venue and Dicks House of Sport – to an adjacent property in Glendale.

“These concepts further enhance the entertainment corridor and we’re excited to have them as our neighbors,” added Borcherding.

Butler Design Group is the architect and Layton Construction is the general contractor for the project. JLL’s Pat Harlan and Kyle Westfall serve as the leasing agents.

The project is ideally located just 20 minutes from Phoenix Sky Harbor International Airport and within minutes of restaurants, hotels, and the Westgate Entertainment District. VT 101 is the latest project added to VanTrust’s impressive portfolio of office, industrial, and multifamily developments in Arizona.
