Reimagined as Inisio at Kierland, the property overhaul includes a $29 million capital program over the course of the redevelopment that will establish its reputation as a premium, multi-functional workplace that strives to create a memorable experience for employees and visitors alike. Located at 16430 North Scottsdale Road and 16260 North 71st Street, the property is set to kick off construction with planned completion in Q3 2024.

The destination environment has been re-envisioned as dynamic, collaborative, and creative, with a primary focus on hospitality, inclusive of a dedicated, on-site Customer Experience Manager (CXM), where every aspect of the user experience will be a priority. Inisio’s first-class facilities, flexible workspaces, and range of lifestyle amenities will cater to the wellness, workspace, and lifestyle needs of today’s tenants. Accessible workspaces include a training center, shared conferencing, flexible huddle rooms, focus booths, a working library, and billiards break room. Employees can re-energize with health-focused amenities such as a state-of-the-art, 6,000-square-foot wellness center inclusive of thermal saunas, flex & recovery spaces, massage therapy, spa inspired private showers & changing rooms, pickleball courts, and an outdoor fitness yard.

“It was important that the re-design and re-brand of the property focuses on the energy, wellness, and connectivity that is so important when it comes to attracting today’s modern workforce,” said Andy Stone, Managing Partner at Vero Capital, of the Kierland redevelopment. “We chose the name Inisio because it implies the start of something new—a new attitude, new mindset, and new vision for the future of the workplace—an inspired workplace community that fosters growth, innovation, and collaboration, and we believe that is exactly what this project will be.”

Creating engaging environments such as a curated coffee service, designated food truck zones, and an outdoor pavilion will add the space for personal connection that tenants seek, providing the opportunity to unwind and enjoy the outdoors on a regular basis. Additionally, Inisio’s proximity to neighborhood amenities such as high-end retail, dining, hotels, entertainment, hiking trails, and world-renowned golf courses, makes it both a convenient and accessible option.

The vision of Inisio has always been an experiential office campus that goes beyond traditional workspace, offering employees a place to be inspired, equipped with everything they need to excel, and excited to show up every day,” said Stream Vice President Stirling Pascal. “The design of Inisio incorporates all the elements that tenants seek in today’s market, providing an artfully designed workplace with on-site amenities to enhance company performance. From high-end furnished spec suites to a 6,000 SF fitness center and numerous collaboration spaces, no detail was overlooked in delivering a best-in-class office experience.”

Leading the leasing at Inisio are Stream Managing Directors John Bonnell and Brett Abramson, and Vice Presidents Stirling Pascal and Chris Beall. Multiple spaces are available for lease, ranging from 2,000 to 60,000 square feet, and including five new spec suites that effortlessly align space and place with a mix of private offices and shared spaces to create efficiency and opportunity.
