Located a half-block from Mesa City Plaza, Wespac Construction Inc. recently revitalized a classic 22,000 SF vintage space into a modern, updated collaboration and innovation hub. Expansive’s Mesa at Newberry Station brings flexible office space with exclusive features such as digital editing suites, podcast studios, and high-end co-working spaces to the Main Street corridor of Downtown Mesa. Originally a JJ Newberry variety store, the project partners completed a transformational rehabilitation of the 1948 space, keeping vintage details of the building’s history, such as the original lunch counter, and adapting it to modern day as a repurposed full-service barista bar.

This unique tenant improvement consists of two levels of open floorplan creative office space. The lower-level features two soundproof recording studio rooms, four on-demand conference rooms, and private office suites. The ground-floor level contains an open concept kitchen and lounge with flexible co-working areas, event space, as well as a fully functioning café.

Wespac also renovated the exterior of the building to include a new steel canopy and stucco façade. The installation of a storefront slider system adds to the open-air design concept by bringing the outdoors in with retractable slider windows.

Owned by DT Mesa Holdco II LLC, developed by Caliber Development, and designed by Gensler, the project team is proud to bring this distinctive space to Mesa’s Innovation District, and looks forward to Expansive’s Mesa at Newberry Station’s Open House event scheduled for January 26, 2023 at 114 W Main St, Mesa AZ 85201.
