Zelis Healthcare, a firm that specializes in the modernization of healthcare financial processes on behalf of insurers nationwide, has leased the final vacant space at Sight Logistics.  The building, located at 6860 S. Harl Ave. in Tempe, is part of a new industrial park that marks one of the Valley’s first conversions of an obsolete office property into industrial space.

“Zelis Healthcare is the fifth and final tenant at Sight Logistics, completing our leasing efforts for the new project,” says Rob Martensen, vice chairman of Colliers.  “ViaWest purchased the former Insight office facility and converted the site to a two-building, modern industrial park.  It is now fully leased and was recently sold to CBRE Investment Management.”

Martensen, Sam Jones and Christine Nagle of Colliers represented the landlord in the lease negotiations.  Jenny Turner of CRESA in Arizona and John Coakley of CRESA in Boston represented Zelis Healthcare in the transaction.

Tennessee-based Zelis Healthcare will be using the facility to manufacture and distribute insurance cards.  This marks the company’s first Arizona facility.  Zelis leased 44,519 square feet at the park and is scheduled to take occupancy during fourth quarter 2025.    

Sight Logistics reflects a trend in Greater Phoenix of developers purchasing obsolete office properties and converting them for more marketable usages. This marks one of the first such site conversions in the city.  ViaWest purchased the former Insight office building in January 2021 with the intent to demolish it an build industrial space on the site.  Construction began on the first building in October of 2022. The first lease was signed prior to construction completion, bringing Nvent/Erico to the project. The Zelis Healthcare transaction brings the Sight Logistics project to full occupancy.
