Cushman & Wakefield and ViaWest Group have announced that PODS Moving and Storage will be moving into the 106,000-square-foot (SF), build-to-suit at AZ 202 Commerce Center. PODS purchased the land in 2017 from ViaWest Group for $2.15 million. ViaWest Group developed the building, with Alexander Building Company as the general contractor. ViaWest and Alexander have formed a company, Konstruct Design˖Build for office, industrial and retail build-to-suits. Mike Haenel, Andy Markham, Will Strong and Phil Haenel of Cushman & Wakefield brokered the transaction on behalf of ViaWest Group and Aric Adams of Kidder Mathews represented PODS. “By collaborating with the team at PODS, we were able to build for them a property that suits their exact business needs while planning for maximum residual building value should their needs change in the future,” noted Gary Linhart, Founding Partner of ViaWest Group. The warehouse, completed in February, is 106,000 SF with 103,576 SF as warehouse space and the remaining 2,424 SF as office. The interior clear height, for stacking, is 28’. Based on the construction set of architectural floorplan data, there is a capacity for approximately 1,600 PODS on the interior of the warehouse which equates to 553 PODS stacked up to three high. There is an additional capacity on the exterior of the back of the building with 42’ screen walls to allow stacking of up to four PODS high. The facility also includes three offices with a fourth room reserved for either office or conference room space. PODS selected this parcel right off the Arizona Loop 202 Freeway in Chandler, Ariz. for its visibility and freeway access. This is a relocation from their current location in Mesa, Ariz. The new location puts them approximately one-fourth of a mile off the freeway, granting fast access to most of the southeast Metro Phoenix area. This is a great compliment to the PODS warehouse location on the west side of Phoenix in Tolleson, AZ. “PODS Phoenix is expanding and ready to serve the Greater Valley in our new, ultra-convenient location and state of the art facility. We appreciate the business that the Phoenix market has provided us, our two locations will continue to serve our PODS customers now and in the future,” said Lane Moore, Co-owner PODS Phoenix. ViaWest Group, one of the fastest growing real estate investment companies in the Valley with over $800 million in acquisitions, has retained Cushman & Wakefield to develop the remaining 7-acre lot. The total building area can accommodate a 134,000 SF build-to-suit for an owner/user. “PODS is a great group to kick-off this fine development and ViaWest Group is willingly pursuing additional tenants to complete the park,” said Andy Markham, Executive Managing Director at Cushman & Wakefield Phoenix. |
