Ship Daddy, an omnichannel fulfillment provider serving direct-to-consumer e-commerce brands, has leased 79,420 square feet at Level Crossing 3, a 150,615-square-foot industrial building owned by Silver Creek and Hardy World in Surprise.
Within the Surprise Railplex, Level Crossing 3 combines functional building design with direct access to Loop 303 and the Greater Phoenix transportation network. Key features include 32-foot clear heights, ESFR fire protection, 3,000 amps of power, 100% HVAC, dock-high and drive-in loading, LED warehouse lighting and potential yard space.
“From the outset, Level Crossing 3 was envisioned as a project capable of attracting sophisticated industrial occupiers,” said Brian Gleason, senior vice president at Colliers. “Businesses with increasingly complex logistics and fulfillment operations continue to prioritize efficiency, flexibility and connectivity. Ship Daddy’s decision to locate here reinforces that vision and reflects the type of tenant the project was intended to attract.”

Melissa Marks, Brian Gleason, Sam Jones and Rob Martensen of Colliers represented ownership in the lease transaction, while Chris Reese of Colliers represented Ship Daddy.

The lease reflects broader industrial market trends across Phoenix’s Northwest submarket cluster, which recorded the largest year-over-year decrease in vacancy, dropping 800 basis points from 16.1% to 8.1%. West Valley dominated leasing activity during the second quarter of 2026, with the top five largest deals occurring near the Loop 303 Corridor. Analyzing transactions over the quarter, the average lease size was 64,000 square feet.
