LGE completes construction on Savage Universal HQ

LGE Design Build has completed construction on a new 64,000-square-foot office and warehouse building in Chandler for Savage Universal, which has provided products for the photography industry since 1937.

Needing a more efficient space for its headquarters, the family-run company hired LGE to construct a new building at the gateway of the Chandler Airport Business Park, located at 2050 S. Stearman Drive near the Loop 202.                      

Savage Universal converts seamless paper in 69 different colors into background paper for commercial, industrial and portrait photographers all over the world. The company also converts other types of materials such as cotton, linen and muslin to supplement background paper, and makes portable and permanent studio systems.

“LGE constructed a high quality building that will suit our specific office and warehouse needs for years to come,” said Sylvester Hank, president of Savage Universal. “We are proud of our new home. We are welcoming national and international customers to visit when they are in the area for trade shows.”     

The company, with about 50 employees, sells to distributors and dealers. Savage Universal provides about 65 percent of the world market share of photographic background paper.

Savage Universal’s building includes 10 warehouse dock doors to assist in product distribution. The building also includes a small museum, located near the front lobby, that will showcase historic equipment, catalogs, brochures and other company documents dating to the 1930s. The museum is expected to be completed in a couple of months.

“Our team had fun constructing Savage Universal because the project combined multiple uses for office and warehouse space and also a small museum to display the company’s heritage,” said Dave Sellers, LGE Design Build’s president.

The building’s design draws inspiration from Savage Universal’s industry.

“We incorporated a unique system of metal panels over glass into the design of the contemporary building to emphasize the high technology nature of Savage Universal’s business,” said Sherman Cawley, a principal of Cawley Architects.

NPL Construction’s 50KSF operations center is completed

LGE Design Build has constructed a 50KSF regional operations center for NPL Construction Co., an energy distribution contractor.

NPL Exterior 045_HDR no logo The project consists of a two-story operations facility, located at 7326 N. Glen Harbor Blvd. in Glendale, including office space, a training facility, and a warehouse storage area plus several acres of land for NPL’s large fleet of equipment.

“Constructing NPL’s regional operations center involved a detailed, transparent process to meet the goals of the project and the varied intended uses of the structures,” said David Sellers, president of LGE Design Build.

NPL Interior 176_HDR no logo“We always understood where the project stood in terms of timeline and development. As the owner of the project, that level of communication was invaluable to our entire organization,” said Jim Connell, director of business development for NPL.

The project is seeking LEED Gold certification from the U.S. Green Building Council. A unique feature of the building is its natural gas-powered heat pumps for cooling and heating. In addition, NPL is outfitting the parking structures with solar arrays.

NPL Exterior 087_HDR no logo“NPL placed a high priority on reducing the use of energy and incorporating sustainability into the project,” said Sherman Cawley, principal of Cawley Architects.

The building’s front canopy is designed to resemble the equipment NPL uses to build gas distribution systems.

Fairview Medical Center breaks ground near Chandler Regional

LGE Design Build has started construction on Fairview Medical Center, a 20,250-square-foot medical office building, near the Chandler Regional Medical Center and Loop 202.

Brain & Spine Center and Desert Kidney Associates will be the first tenants to open offices in the Fairview Medical Center, 2201 W. Fairview, next summer.

“LGE Design Build is seeing increased demand for medical office buildings near regional medical centers and also transportation corridors,” said David Sellers, president of LGE Design Build. “The Fairview Medical Center is designed to provide patients with easy access to the parking lot and main entrance, and also assist doctors in providing more individualized care.”

Brain & Spine Center’s 8,000-square-foot office, more than twice the size of its current location, will include a waiting room, separate procedural area, larger clinical patient space, a large conference room and an educational area. The space is designed to help patients in wheelchairs and scooters maneuver easily. The practice specializes in care for patients with dementia, seizures, Parkinson’s disease and other neurological conditions.

“We are designing the clinic based on our patients’ needs,” said Dr. Hemant Pandey, a partner with Brain & Spine Center.

Desert Kidney Associates’ 4,100-square-foot space will include an education room for patients, patient rooms and office space. To reduce wait times, Desert Kidney Associates has numerous offices across the state including in the East Valley, Show Low, Lake Havasu City and Kingman.

“We should see patients within 24 to 48 hours. They won’t have to wait months to see a specialist,” said Dr. Maninder Chatha, a partner with Desert Kidney Associates.

LGE Design Build constructed a 10,000-square-foot building for Desert Kidney Associates in Mesa a couple of years ago.

“Fairview Medical Plaza has been designed to provide a comfortable surrounding for patients, visitors and staff,” said Paul Devers, principal with Cawley Architects in Phoenix.

New office breaks ground at Cambridge Watermark

LGE Design Build has started construction on a 12,939-square-foot, two-story office building at the Cambridge Watermark office plaza in Chandler to respond to growing demand for office properties.

Eric Pyles, who owns a nearby 34,000-square-foot office building, has hired LGE Design Build to construct a companion office building located at 2450 S. Gilbert Road to accommodate demand near the Chandler Airpark and Loop 202. The site also has an existing retail center.

“We are developing the building with high-end finishes such as stone veneer to appeal to businesses in this growing area of Chandler,” said David Sellers, president of LGE Design Build.

The new building, expected to be completed in April, has two 6,500-square-foot office spaces marketed to professionals such as attorneys, architects and CPAs.

“The new building features a two-story lobby that complements the architectural features of the current office building such as a curved standing seam roof, stone columns and special steel ornamentation,” said Paul Devers, principal with Cawley Architects in Phoenix. “The idea was to create a petite jewel box office building that would fit comfortably next to the existing larger building.”

Southwest College of Naturopathic Medicine

Southwest College of Naturopathic Medicine (SCNM) broke ground Jan. 8 on a new 47KSF mixed-use building. The $9.5M campus expansion supports the college’s record enrollment numbers, growing patient volume in the medical center and plans to add new degree programs and community classes to match the growing interest in naturopathic medicine. The campus expansion will provide space for a larger library, more group and individual study spaces, a café, exercise space and updated classrooms to support lecture and team-based learning. Additionally, SCNM will explore new frontiers in naturopathic medicine with an integrative regenerative healing center for the treatment of pain and a demonstration kitchen for patient and community education.

scottsdale_entertainment_districtNow the heart of Old Town, the Scottsdale Entertainment District started out as several older structures spread out over 57,000 SF of land. In 2012, Triyar Companies and LGE Design Build united with the goal of redeveloping the block into a multi-user bar and restaurant district that would service residents and tourists. The space now consists of five noteworthy tenants, including The Derby, Dierks Bentley’s Whiskey Row, Hi-Fi Kitchen & Cocktails and Maya Day and Nightclub. Energy efficient components include 1-inch dual plane insulated glass, LED lighting and R-8 value roofing. Not only did the redevelopment finish on time and 100 percent leased by completition, it completely changed its surrounding area and dramatically increased the rent price of surrounding office space.


LGE Design Build Completes Renovation of Popular Phoenix Restaurant

LGE Design Build recently completed a restaurant renovation for Lolo’s Chicken & Waffles, the popular Downtown Phoenix eatery at the NWC of Central Ave. and Yuma.

This 4,240 SF project was completed on time and under budget. The owneris White Girls LLC and the architect was Cawley.

The original building was built in 1927, and many of its historic qualities were preserved. As part of the renovation, seating capacity tripled in size with rooms for private parties.

Lolo’s remained open for business throughout the construction.



Adelante Healthcare to Open LEED Platinum Health Center in East Valley


Adelante Healthcare, a provider of sustainable healthcare for patients throughout the Valley,  opens its seventh location, 1705 W. Main Street in Mesa on Nov. 2.

The site is slated for LEED Platinum certification. and will host a scheduled tour stop for the national Health Design Conference on Nov. 3, hosting architects, engineers and designers who look to the space as a forerunner in healthcare facility design.

LGE Design Build is the general contractor and the architectural firm is Cawley Architects.

The new facility uses earth-friendly design elements such as low-VOC paint, recycled materials, energy-saving technologies, responsible waste disposal, green-living outreach and education. Patients will also find light-filled spaces in vibrant colors, smaller living room-style waiting areas, healing art, positive distractions, and interactive activities throughout the center.

“We are ecstatic to announce the opening of our brand new health center in Mesa,” said Avein Saaty-Tafoya, CEO of Adelante Healthcare. “This facility will not only provide high quality primary and preventive health services to individuals throughout the East Valley, it will also be a community meeting resource, provide nutritionists, a pharmacy, and lab all within a peaceful, welcoming environment, open to all.”

Adelante Healthcare Mesa will provide family medicine, pediatrics, women’s health, internal medicine, and dental care. It will also have a healthy café in its lobby offering a full coffee bar and grab-and-go items for breakfast and lunch. The new location will replace the current health center practice now operating at 2204 S. Dobson Road, Suite 101.

“Our new site is slated for LEED Platinum interiors certification, the first community health center in the nation to achieve this designation. It’s also the first comprehensive health center on the Metro Light Rail,” Saaty-Tafoya said.

“We have incorporated design researched to create a healing environment. This is a truly specially built environment of care that will transform how patients access services and will improve patients’ experience.”

The lease for Adelante Healthcare Mesa was negotiated by Aaron Kuhl of Medical Office Brokers.




RED Awards 2012: Best Redevelopment Project, Adelante Healthcare Surprise

On March 1, AZRE hosted the 7th Annual RED Awards reception at the Arizona Biltmore in Phoenix to recognize the most notable commercial real estate projects of 2011 and the construction teams involved. AZRE held an open call for nominations and a record 116 projects were submitted by architects, contractors, developers and brokerage firms in Arizona. This year, the winner for Best Redevelopment Project was Adelante Healthcare Surprise.

Adelante HealthcareA once-vacant project known as Bell Road Plaza, this collection of three frontage retail buildings and one office building was redeveloped and transformed into Adelante Healthcare. In less than nine months, LGE Design Build and Cawley Architects expanded 12,000 SF to accommodate 30,000 SF of contiguous space. The healthcare facility includes 28 exam rooms, specialty waiting rooms, wood look-alike VCT floors and a central break cafe. To maintain energy efficiency, Adelante includes 14 seer HVAC and a 1-inch foam roof to the current building. The project was 100% vacant and being sold through bankruptcy. Thanks to the project’s innovative team, Adelante Healthcare has the capacity and resources to provide medical assistance to the residents of Surprise.
