Building C at Ascend

Ascend at Chandler Airport Center breaks ground

Irgens has announced that it is breaking ground on the first phase of the Ascend at Chandler Airport Center Corporate Campus as construction begins on the 81,712-square-foot single story Building C. It represents the first of four phases in what is planned to be a 400,000-square-foot campus build out.

Construction of Building C is scheduled for completion in January. The Ascend campus is located at the northwest corner of Germann and Cooper Roads in Chandler.

“Ascend will be the largest flex office building developed in the submarket since 2008, and feature the Valley’s most innovative workspace,” said Jason Meszaros, vice president and market manager for Irgens. “This development is a natural fit for an area that continues to grow and evolve.”

Flex office design features in the new building will include mezzanine capabilities, allowing for expansion of office space to 162,000 square feet.

“Ascend will be a great addition to our local inventory of office space. It’s one more example of new development in our area that is bringing jobs and economic activity to our community,” said Mayor Jay Tibshraeny, of the City of Chandler.

The new building will feature surface parking in addition to two 12-foot x 12-foot overhead doors with the capability of adding adjacent truck wells. Additionally, the property has a 5/1,000 parking ratio that is expandable to 8/1,000.

Project architect is Balmer Architectural Group with Chasse Building Team serving as the general contractor. The building’s leasing agent is Cushman & Wakefield.

“As the market continues its recovery, we’ve seen a notable spike in large tenant activity. And those tenants are creating innovative workspaces that foster collaboration and higher density layouts. Some are looking for campus environments, with the ability to grow into multiple buildings. Ascend meets these needs perfectly,” said Jerry Noble, market leader and managing broker at Cushman & Wakefield.


Irgens opens Portico Place II in Chandler

Irgens officially opened Portico Place II, a 48,173 sf, two-story, Class A multi-tenant office building located at 2195 West Chandler Boulevard in Chandler, Arizona. Designed and developed to meet the growing demand for contemporary office space in the Southeast Valley, Portico Place II is the first speculative, multi-tenant office building of similar size developed in the Valley in nearly six years.

Irgens announced that Jaclynn (Jackie) C. Walsh had been named president/COO, effective immediately. Walsh will oversee day-to-day company operations in support of its real estate portfolio including property and facilities management, design and construction administration, leasing, project management, information technology, and marketing/communications. Mark F. Irgens, CRE will continue as CEO/manager and lead the company’s strategic direction in real estate investment strategies.

As president/COO, Walsh’s responsibilities include guiding, directing, implementing and evaluating overall company operations and activities to maximize profitability in support of company objectives.

“Over 17 years ago, Jackie and I began discussions about the formation of Irgens,” said Irgens, CRE. “As a founding member of the firm, she has exhibited exceptional leadership and has had a direct impact on our continued success.”

During Walsh’s tenure, Irgens has grown to more than 100 employees at its three offices in Milwaukee, Chicago, and Phoenix. Knight & Associates, LLC, the longest tenured third-party commercial real estate property management firm in Phoenix, and its subsequent rebranding at Knight Management.

Irgens Expands Property Management Portfolio

Irgens Partners, LLC recently announced its investment into Robert F. Knight & Associates, LLC, (K&A). In the new partnership, Irgens and K&A will each hold a membership interest in the company, which will continue to operate as Robert F. Knight & Associates, LLC. The company’s management portfolio will total more than 3 MSF of commercial office space in the Valley, making it one of the largest in the market.

David Kross Joins Irgens

Irgens announced Thursday the addition of David Kross to the position of development director. Kross will apply his more than 15 years of experience in commercial real estate to help Irgens expand its development efforts in the greater Phoenix market and the Southwest region.

Kross will be responsible for overseeing all elements of the development process, including:

·         Structuring successful real estate transactions and contract negotiations in order to maximize return on investment for all parties
·         Controlling project schedules to ensure on-time and on-budget building delivery
·         Project feasibility analysis, pre-leasing, planning and design, and entitlements
·         Developing new and maintaining current vendor relationships

A fifteen year real estate professional, Kross served in multiple roles within the commercial real estate profession at firms including: Duke Realty, Atwell, and Morrison Knudsen prior to joining Irgens. He holds a Master’s of Science in Civil Engineering from Purdue University.

Irgens has acquired 31 acres of improved development-ready land located at the NWC of Cooper and Germann roads, just south of the San Tan 202 Loop freeway. The site, in the heart of the Chandler Airport Center named Ascend at Chandler Airport Center calls for nearly 400,000 SF of Class-A office and flex space when fully built-out. The ownership entity, Chandler Development Partners, LLC, (sponsored by Irgens) closed on the transaction on October 15 — its second in the Chandler market in 2013.

Irgens Adds Edward Valerio As VP Of Property Management Operations


Irgens announced the addition of Edward Valerio, CPM, to the position of Vice President of Property Management Operations.

Valerio will oversee all property management of Irgens’ national portfolio of properties in order to enhance asset value, meet compliance standards, and improve building tenants’ experience.

Valerio’s responsibilities include:

>> Increasing and enhancing tenant retention/renewals and maintaining property occupancy.

>> Collaborating with owners, clients, vendors, community and employees to maintain high quality of properties and operations.

>> Overseeing client contracts, application of standards, negotiation, as appropriate, and compliance.

>> Implementing programs and projects to maximize the utilization and efficiency of property operations.

>> Identifying and implementing best practices and uses for all property and facility management activities.

>> Managing property management staff to deliver exceptional service levels within prescribed property budgets.

Prior to re-joining Irgens (he served as Assistant Property Manager from Jan. 1997 to Sept. 1999), Valerio served in lead property management roles for multiple national real estate firms.



Irgens Completes Banner Health Center in Goodyear


Irgens has completed the development of Mountain Ranch Medical Commons, a new Banner Health Center in Goodyear.

The state-of-the-art, 13,000 SF Class A medical office facility is just north of Estrella Parkway at Cotton Lane in Estrella, a mixed-use, master-planned community. Banner will provide primary care medical services at the facility along with complimentary specialty care.

“Mountain Ranch Medical Commons is the most recent third-party medical office building project in the Phoenix metro area,” said Jason Anzalone, vice president for Irgens. “As we continue to expand our healthcare real estate development portfolio in the Valley, we are proud to be a part of bringing top-tier medical care to area residents.”

As Estrella grew, the community developer recognized a strategic need to provide healthcare services to the growing residential population. Irgens researched the local healthcare market to determine both the immediate and future needs of the community by consulting directly with Banner to strategize and determine the best operational model that would benefit Estrella residents. Irgens then secured the first third-party, ground-up lease in more than five years with Banner Health, a leading health system in greater Phoenix.

The architect for Mountain Ranch Medical Commons was 33 North. The single-story structure offers efficient, custom-designed medical space, upscale amenities and a sustainable design that conforms to standards of the Green Building Initiative.



Irgens Acquires 41,000 SF Portico Place in Chandler


Irgens acquired Portico Place, a 41,000 SF, 2-story, multi-tenant office building at 2121 W. Chandler Blvd., along with an adjacent land parcel planned for a 2-story 48,000 SF office building, in Chandler.

Sale price and terms of the transaction were not disclosed.

“With its premier location in one of the Valley’s most active business corridors, Portico Place presents a high-profile opportunity for office tenants in the southeast valley,” said Jason Meszaros, Vice President and Arizona Market Manager for Irgens.

Portico Place is currently 65% leased. Leasing assignment for the remaining shell space has been awarded to Adam Tolson and Steve Kohls at Lee & Associates.

“Improvements are in-place for Phase II of the development, with plans for a 48,000 SF commercial office or medical office building,” Meszaros added. “With the development work that has already been completed, the land site is positioned for a corporate office or medical office build-to-suit opportunity with speed to market in mind.”

Irgens Appoints New Vice President Of Development

Irgens appointed Jason Anzalone as vice president, Development.

Based in Irgens’ Phoenix office, he originally joined the full-service real estate solutions firm in January 2008 as development director.

Anzalone’s accomplishments with Irgens include leasing the firms’ 5055 E. Washington building to 97%, acquiring land for development in Tempe and Peoria, developing an 18,000 SF medical office building in Goodyear and participating in strategic building acquisitions in Phoenix.

A graduate of the University of Arizona in Marketing and Entrepreneurship, Anzalone’s responsibilities in his new role include:
