Sperry Van Ness reports recent summer transactions

RETAIL LEASES:
Mary Ridberg and Rommie Mojahed represented the landlord to lease 1,403 SF of retail space at Lakeview Village to a yogurt shop. Lakeview Village is located at 67 S. Higley Road in Gilbert. Tyson Breinholt represented the tenant in the transaction.

Judy Jones, Mary Ridberg and Rommie Mojahed represented the owner of a former JB’s Restaurant located at 310 N. Litchfield Road in Goodyear in the leasing of the 5,012 SF building to Eggs and More Restaurant. Chip Diamond of Diamond Properties represented the tenant.

Sparky’s Shack leased 2,000 SF of retail space at Fort Knox Center, located at 1932 E. University Drive in Tempe. Mary Ridberg and Rommie Mojahed represented the landlord in the lease transaction. Dan Noma of Venture REI, LLC represented the tenant.

Mary Ridberg and Rommie Mojahed represented Firehouse Subs to lease 1,832 SF at Plaza at Mountainside, located at 4025 E. Chandler Blvd., in Phoenix. Dan Lupien of Kimco represented the landlord.

Erin Schrauth, Peter McQuaid and Greg Vanlerberghe represented the landlord at Main Street Shops in Mesa to lease 1,800 SF to AZ Gold Depot. Main Street Shops is located at 6336 E. Main Street in Mesa.

Mary Ridberg and Rommie Mojahed represented JJ’s Restaurant Group to lease 3,663 SF of restaurant space at Chandler Sunset Plaza, located at 4910 W. Ray Road in Chandler. The restaurant will operate as Duke’s Tavern. Brad Balboa of GDCRE represented the landlord.

Talk A Lot Wireless leased 1,094 SF of retail space at 17220 N. 19th Place in Phoenix. Mary Ridberg and Rommie Mojahed represented both parties in the lease transaction. This center is now fully leased!

Barbara McKenney represented the landlord at Northsight Village III to lease 2,608 SF to Impact Ultimate Wellness. The retail center is located at 14880 N. Northsight Blvd. in Scottsdale.

Ryan Mojahed represented Copper State Construction to lease 3,106 SF of retail space at 7125 E. Southern Avenue in Mesa.

Judy Jones, Mary Ridberg and Rommie Mojahed represented the tenant, Anthem RV & Boats, in a lease purchase transaction of 7,921 SF of retail space at 10801 W. Grand Avenue in Sun City.

OFFICE LEASES:
Mary Ridberg and Rommie Mojahed represented the tenant, The Naegle Law Firm, PLC., to lease 2,681 SF at 3850 E. Baseline Road in Mesa.

Borg Property Services leased 630 SF of office space at Fiesta Crossing, located at 1660 S. Alma School Road in Mesa. Beau Flahart, Mary Ridberg and Rommie Mojahed represented both parties in the lease transaction. Also new to Fiesta Crossing, Excel Caregiver Training leased 646 SF of office space. Beau Flahart, Mary Ridberg and Rommie Mojahed represented both parties in the lease transaction.

Justin Horwitz represented the landlord at Warner Century Plaza to lease 2,219 SF of office space to Clear Title Agency. The office building is located at 2133 E. Warner Road in Tempe. Perry Gabuzzi represented the tenant.
Affinity Dental leased 4,058 SF of office space at 21321 E. Ocotillo in Queen Creek. Justin Horwitz and Nicole Ridberg represented the tenant.

OFFICE SALES:
Justin Horwitz, Nicole Ridberg and Neil Sherman represented the seller, Washington Federal Bank, in the sale of Pro One Plaza, located at 221 E. Indianola Avenue in Phoenix. The 14,000 SF freestanding building was purchased by an owner occupant, Garrison Bryan TI, LLC and Clifford L. Paul Living Trust for $825,000 and closed on May 23, 2014.

INDUSTRIAL LEASES:
TriStar Engineering Management leased 3,742 SF of industrial space at Palm Valley Business Park, located at 13765 W. Auto Drive in Goodyear. Michael Gaida represented the tenant.

Pro-One Plaza, located at 8607 N. 59th Avenue in Glendale, recently sold for $800,000.

RETAIL LEASES:

  • Rommie Mojahed and Mary Ridberg represented the landlord at Cobblestone Fiesta, located at 21542 N. John Wayne Parkway in Maricopa, to lease 1,539 SF of retail space to Empowered Athletics. This was the last available space at this shopping center.
    Peter McQuaid, Greg Vanlerberghe and Erin Schrauth represented Boost Mobile to lease 900 SF of retail space at Milsam Center, located at 10430 N. 19th Avenue in Phoenix.
  • Unwined Café leased 3,810 SF of restaurant space at Desert Market at the Foothills, which is located at the NEC of Chandler Blvd. and Desert Foothills in Phoenix. Peter McQuaid, Greg Vanlerberghe and Erin Schrauth represented the tenant.
  • Adam Lopez represented the landlord to lease 700 SF to Karla’s Yerberia Y Accessories at Olive Tree Plaza. The retail center is located at 535 E. Southern Avenue in Mesa.
  • Metro PCS leased 1,050 SF of retail space at Apache Trail Plaza, located at 3061 W. Apache Trail in Apache Junction. Beau Flahart represented the landlord in the transaction.

RETAIL SALES:

  • Shari A. Tucker-Gasser and Judy Jones represented the seller, Rockbay Properties II, Ltd., in the sale of a 3,000 SF former convenience store. The property is located at 8323 W. Peoria Avenue in Peoria and sold for $244,000.00. The buyer, AT Properties, LLC, was represented by John Asher of Arizona Private Realty, LLC.

OFFICE LEASES:

  • Justin Horwitz represented the tenant, Ideal Rehabilitation, to lease 2,092 SF of office space at La Cholla Medical Center. This medical office is located at 6261 N. La Cholla Blvd in Tucson.
  • Advanced Therapy Solutions leased 857 SF at Warner Plaza, which is located at 690 E. Warner Road, Suite 110, in Gilbert. Justin Horwitz represented the landlord in the transaction.
  • Justin Horwitz and Nicole Ridberg represented the landlord at Ventura Gateway to lease 1,352 SF of office space to Healthcare Financial Resources. Ventura Gateway is located at 8687 E. Via De Ventura in Scottsdale and the tenant will occupy suite 209.

OFFICE SALES:

  • Justin Horwitz and Nicole Ridberg represented the seller, Rialto Capital Management, LLC, in the sale of 8701 E. Vista Bonita in Scottsdale. The 981 SF office space was purchased by MCSIS, LLC for $115,000.
  • Justin Horwitz represented the seller in the sale of a 1,403 SF office condo at Warner Plaza, located at 690 E. Warner Road in Gilbert. The class “A” office condo was purchased by Mehall Contracting LLC for $95,404 and closed May 9th.
  • Pro-One Plaza recently sold for $800,000, or $33.33 per square foot, in an REO sale to Northwood Properties, LLC. The seller, 2010-1 CRE AZ-Office, LLC was represented by Justin Horwitz, Nicole Ridberg, Neil Sherman and Tony Yousif all with Sperry Van Ness. Pro-One Plaza is located at 8607 N. 59th Avenue in Glendale and consists of five buildings totaling +24,000 SF.

Sperry Van Ness wins several awards at national conference

Each year, hundreds of advisors from Sperry Van Ness offices around the country meet to discuss company goals, share best practices and honor the offices and individuals excelling in their business at the SVN National Conference. The Phoenix Sperry Van Ness office collected several awards for outstanding achievements in 2013, including once again being named a Top 10 Sperry Van Ness franchisee.

 

The Phoenix Sperry Van Ness office, led by Neil Sherman, Shari A. Tucker-Gasser, Perry Laufenberg and Danny Lee, ranked No. 7 nationally in 2013. The ranking is based on deals closed and transaction volume from all 21 advisors specializing in the sale and leasing of retail, office, multifamily, industrial and investment sales.

 

Earning the prestigious Partners Circle Award were multifamily specialists Sherman and Lee. Sherman ended the year at No. 9 nationally, while Lee finished at No. 12.

 

Overall, our entire office had a very impressive year in 2013, while making the necessary adjustment to their business plans to account for the obvious shift from distressed deals to more market-rate transactions”, said Sherman. “Additionally, Danny and I, along with the rest of our multifamily team, continue to work with investors day in and day out to maximize the return on their apartment holdings”.

 

Specialty awards gave both advisors and support staff recognition for their business practices that led them to be successful. Justin Horwitz, office leasing and sales advisor, received the Innovator of the Year Award for his outstanding efforts embracing CRE Technology to further his business. According to Laufenberg, “Justin really embraces the countless tools offered by Sperry Van Ness, and puts them to work every single day to benefit his clients”, adding “Kassandra Bruhn, our marketing communications specialist, was awarded the Collaborator of the Year Award for her dedication and leadership employing a combination of sharing knowledge, interfacing with local and national media, and building consensus within the organization”.

 

Finally, those advisors who close a certain level of transaction volume each year are honored with the Achievers Award. For 2013, this award was presented to Rommie Mojahed, Mary Ridberg and Horwitz in the Southwest Achievers division.

How have consumer attitudes affected the retail market?
As consumer confidence returns, the retail market demand increases, urgency for locations increase, leasing volumes increase and vacancy decreases. The tipping point in this equation leads to the need for future development, which occurs with pre-leasing to meet the demands of lenders funding development…The consumer attitude is positive for daily needs and soft goods, technology retailers, and specialty items due to the consumers’ desire to see, feel, touch and experience the product prior to purchase.

What was your most significant deal in 2013?
My largest deal in 2013 was a combination of two spaces for Origami Owl at 10 Chandler. We secured 81,238 SF in its production facility and 66,248 SF for corporate offices. This was not simply a real estate “deal” but a mission critical project for my friend.

RETAIL LEASES: 

Mary Ridberg and Rommie Mojahed represented the landlord in leasing 2,346 SF to Hill Group Physical Therapy at Higley Village. The center is located at the SEC of Higley Road and Queen Creek Road in Gilbert. Todd Hall of Curtis Johnson Realty represented the tenant.

Also new to Higley Village is Ooh La La Boutique who leased 1,173 SF at the center. Mary Ridberg and Rommie Mojahed represented the landlord.

Peter McQuaid, Greg Vanlerberghe and Erin Schrauth represented the landlord at the Shops at Dynamite Creek in Cave Creek and leased 3,954 SF to LC’s World Taekwondo. Bryan Lamond represented the tenant.

Firehouse Subs leased 2,280 SF at Santan Village, located at 2849 S. Santan Village Parkway in Gilbert. Peter McQuaid, Greg Vanlerberghe and Erin Schrauth represented the tenant. Torrey Briegel represented the landlord.

OFFICE LEASES: 

Justin Horwitz, Nicole Ridberg and Michael Franks represented the landlord at The Courtyard at Sun City West to lease 5,361 SF to Award Realty. The center is located at 13847 W. Meeker Road in Sun City. Bob Saling with Award Realty represented the tenant.

Justin Horwitz and Nicole Ridberg represented the tenant, Impac Mortgage, to lease 1,000 SF at the Gilbert Regus office building at 1166 W. Warner Road in Gilbert. The executive suites are represented by Regus.

SALES: 

Justin Horwitz and Nicole Ridberg represented the seller at The Enclave located at 1634 S. Priest Drive in Tempe. The 4,169 SF office building sold for $695,000, full asking price. This building is fully occupied and list to close was less than a month.

Danny Lee represented the buyer, Twelve Stone Capital, Inc, and seller, Victor Conti, in the sale of Hayden Terrace Apartments at 1925 E. Hayden Lane in Tempe. The 30 unit complex sold for $1,860,000.
