Three national restaurant users coming to Las Plazas at Old Vail

Las Plazas at Old Vail, a 17-acre retail development at the northwest corner of Houghton and Old Vail Roads in Southeast Tucson, has landed its first wave of restaurant users. CBRE has recently completed the sale of the first three lots and the development will soon be home to a Taco Bell, Native Grill and Freddy’s Frozen Custard & Steakburgers.

Nancy McClure and Michael Laatsch with CBRE’s Tucson office negotiated the transactions on behalf of the seller, OVP Development Company, LLC. Taco Bell was purchased as a corporate store, but was then sold to a franchisee with the rest of the corporate Taco Bells in the Tucson market. The company purchased Lot 8 and was represented by Terry Dahlstrom of Volk Company. Native Grill, which will operate as a franchise, bought Lot 7 and was represented by James Neal with Hinkson Company. Freddy’s Steakburger, also a franchise operation, has purchased Lot 9 and was represented by John Hamner with Keller Williams.

“The purchase of the first three lots at Las Plazas at Old Vail confirms there is significant pent-up demand for retail and restaurant options in this underserved area. The surrounding neighborhood residents have expressed a desire for these additional options and users have taken notice,” said McClure. “This is a high-density residential area and is well equipped to handle additional retail amenities and these transactions are just the tip of the iceberg.”

Site work at the project in the form of underground utilities, grading, retention/detention, common drive aisles, landscaping, curbs and parking lot lighting began last spring and was recently competed. All three buyers are slated to begin construction soon and are projected to be open by year’s end.

Las Plazas at Old Vail is divided into fifteen lots ranging in buildable areas from 3,000 to 19,000 square feet. Las Plazas at Old Vail is designed to accommodate retail, office and industrial users. The remaining available lots are for sale to users and developers who want to provide build-to-suits to tenants. The site is approximately a mile and a half from the I-10 freeway, just south of the Rita Ranch master-planned community.


D-backs will give away more free tacos In 2015

Back by popular demand, the Arizona Diamondbacks (@Dbacks) and Taco Bell have teamed up again to provide free tacos to fans throughout Arizona in 2015. In order to provide more opportunities for fans to receive free tacos the D-backs and Taco Bell will now offer three free tacos every time the D-backs score at least five runs, instead of six.

Fans can take advantage of the promotion by visiting any Arizona Taco Bell restaurant to receive three free crunchy beef tacos with the purchase of a large drink between 2-4 p.m. the day after the D-backs score five or more runs. Fans can order their tacos “D-backs Style” to add tomatoes and sour cream to all three tacos for $1 more (plus tax). Some exclusions apply, see stores for details.

Marcus & Millichap Sells Yuma Taco Bell Location

Marcus & Millichap Real Estate Investment Services, the nation’s largest real estate investment services firm, has announced the sale of Taco Bell, a 1,344 SF retail property located in Yuma, Ariz., according to Don Morrow, regional manager of the firm’s Phoenix office. The asset sold for $410,000.

Chris Doty, an investment specialist in Marcus & Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, an individual/personal trust.  The buyer, a limited liability company, was secured and represented by Chris Doty. Taco Bell is located at 1676 South 4th Avenue in Yuma.


D-backs Announce Most Valuable Partner Awards

The Arizona Diamondbacks (@Dbacks) announced the winners of last week’s Most Valuable Partner Awards, the unique award show designed to honor the best D-backs’ partners in a variety of categories. The awards ceremony was held at Gila River Casinos’ Wild Horse Pass Hotel & Casino – Ovations Live! Showroom.

Several D-backs players were on hand to take part in the red carpet Oscar-style awards show, including Paul Goldschmidt, Aaron Hill, J.J. Putz, A.J. Pollock and Josh Collmenter. CBRE Completes $20.55M Sale Of East Thunderbird Square South

CBRE has completed the $20.55 million sale of East Thunderbird Square South, a 161,997 SF grocery-anchored shopping center on the NWC of Thunderbird and Scottsdale roads in Scottsdale.

Glenn Smigiel, Bob Young, Steven Brabant, Rick Abraham, Nancy Romanovsky, Kevin Schuck and Max Bippus of CBRE’s Phoenix office represented the seller, Gregg Williams of Trident Pacific Real Estate in Scottsdale, the court-appointed receiver for the asset. The buyer was Holualoa Companies; Michael Kasser, president, and Aroon Chinai, chief investment officer.

East Thunderbird Square South is located in a dense, upscale suburban neighborhood of north Scottsdale, boasting residents with significant discretionary buying power. The area’s strong demographics coupled with a limited supply of available land for future retail development have driven rental rates up to some of the highest in metropolitan Phoenix.

“East Thunderbird Square is located in one of the Valley’s strongest submarkets, which is likely to be one of the first areas to emerge from the current economic recession,” said CBRE’s Smigiel. “In addition, the property has 57,776 square feet of vacant space offering significant upside potential through lease up.”

Anchored by Smart & Final, the property’s major tenants include AZ Air Time, Bridgestone Tires, Leslie’s Poolmart and Steinway Piano Showroom. Three outparcels containing M&I Bank, Burger King and Taco Bell were not part of the sale.

East Thunderbird Square South was built in phases in 1986 and 1987 and was 64 percent occupied at the time of sale.
