Av-Air breaks ground on 162,500 SF, multi-building project totaling $15M

Arizona-based Av-Air, Inc. has hired Sun State Builders to construct its new two-building, 162,500+ SF headquarters for a total project cost of nearly $15M.

The 6.17-acre parcel at 6877 W. Frye Rd., Chandler, Ariz., fronts the Loop 202 Freeway in Santan Technology Park. Av-Air purchased the property and broke ground soon after.

Andy Ogan, Principal with Lee & Associates Arizona negotiated the transaction for the land and build-to-suit project. Architectural services were provided by Wes Balmer with Balmer Architectural Group. Tom Altieri of MidFirst Bank provided the financing with an SBA 504 loan. According to Altieri, it was one of the largest SBA loans done in Phoenix-area history.

The new buildings will consist of a 92,500 SF building with 20,000 SF of office space and a 70,000 SF building storage/distribution building. Both buildings will feature metal deck, steel trusses, 30’ clear height, grade level and truck well loading doors. The project is estimated to be completed in the fall of 2014.

Av-Air, a provider of aftermarket aviation parts and services, will vacate 67,000 SF it currently owns & occupies in its Chandler headquarters at 33 South 56th Street and 1510 West Bell De Mar Drive in Tempe and consolidate operations in the new facility. Av-Air will be offering the 67,000 SF in both facilities for lease, Ogan will be the listing broker for both properties.

Quail Run, WEB

New to Market: Quail Run Building Material

When Douglas Stroh, principal of Stroh Architecture, was awarded the job to design a new manufacturing facility for Quail Run Building Materials in the Ak-Chin Indian Community’s Santa Cruz Commerce Center, he knew he had unique opportunity. Quail Run, which has outgrown its current Phoenix location and is now owned by Ak-Chin, manufactures cold-formed steel building products utilizing only mill-certified prime steel. Stroh knew he could integrate these components into the design of the new plant.

Set to break ground in the spring 2014, the new 50,000 square foot state-of-the-art facility will incorporate custom-designed rusted horizontal “zigzag” steel wall panels, powder coated steel plate wall panels, woven steel perimeter fencing, and metal studs all manufactured by Quail Run. Additionally, the exterior envelope features insulated metal wall panels and an MR-24 roof system. The south facing roof of the production area is designed to support a photovoltaic power plant in the near future. The integrated sustainable design, created by Stroh, utilizes pre-engineered metal building technology designed by Bunger Steel of Phoenix, Arizona.

The West-MEC Northeast Campus is one of four planned projects for the career and technical public school district funded by a $74.9M voter-approved bond. The Northeast Campus will host programs for veterinary assisting, medical assisting, HVAC-R and auto collision industries. The district will also provide programs such as construction technology, electrical, plumbing, and pharmacy assisting at the Northeast Campus.
Construction began in October and will be complete in July 2014. This includes remodeling two existing 71,000 SF and 13,000 SF buildings as well as adding two new buildings, totaling 23,000 SF and 17,000 SF.
The larger existing building has two stories and will be transformed into classrooms, teacher spaces and technical labs. The smaller building will be remodeled into an auto repair training facility with vehicle lifts, classrooms and working labs. The new 23,000 SF building will house a veterinarian program with lab space, animal holding rooms, surgery and waiting rooms. The new 17,000 SF building will house training programs for auto repair with a paint booth, classrooms, technical labs and workspace.
The campus will be incorporating energy-efficient components to reduce operating costs. An upgrade to a more effective lighting system will increase the light output while decreasing the wattage and energy consumption. The district will be receiving a rebate from APS for its energy-saving efforts.
