CBRE releases Tucson transaction report

CBRE’s Tucson office has released the following recent transactions for the greater Tucson area:

 

Life Energy Wellness, LLC has leased 1,627 square feet of office space at 5232 E. Pima Street in Tucson. The local chiropractic practice led by Dr. Jaime Sanchez was represented by Bruce Suppes with CBRE’s Tucson office. The landlord, 2030 East, LLC was represented by Aubrey Finklestein with Vast Commercial.

 

TP3 Global has leased 3,929 square feet of industrial space at 1951 W. Grant Road in Tucson. The landlord, Wright and Case Holdings, was represented by Bill Di Vito and Jesse Blum with CBRE’s Tucson office. The tenant, a global provider of protection products for cold chain and temperature sensitive goods, was represented by Ron Zimmerman with Picor.

 

Hope, Inc. has leased 6,950 square feet of office space at Sunbelt Business Center located at 1671 W. Grant Road in Tucson. The local provider of Peer-and Family-Run behavioral health and substance abuse services was represented by CBRE’s Buzz Isaacson. The landlord, Sunbelt, LLC, was represented by Bruce Suppes, Tim Healy and Bob DeLaney, also with CBRE.

 

The Rodney D. Young Insurance Agency has leased 1,512 square feet of retail space at Flowing Wells Plaza located at 1320 W. Prince Road in Tucson. The landlord, the Orchards at Arizona II, LLC, was represented by CBRE’s David Dutson. The tenant was represented by Don Lieberman with KW Commercial.

 

Wing Factory has leased 2,297 square feet of retail space at Campbell Plaza Shopping Center located at 2800 N. Campbell Ave. in Tucson. The landlord, San Francisco, Calif.-based Campbell Plaza Two, LLC, was represented by Nancy McClure and Michael Laatsch with CBRE’s Tucson office. The tenant was self-represented. This lease marks the second Tucson location for the fast-casual restaurant.

 

Revolution Elite Cheer & Tumbling has leased 6,000 square feet of industrial space at Gymnastics World located at 6985 N. Camino Martin in Tucson. The landlord, an organization consisting of Don Gutzler, Lupita Murillo, Yoichi Tomita and Setsuko Tomita, was represented by John Ash with CBRE’s Tucson office. The tenant was self-represented.

Millennium Health and Balance has leased 1,488 square feet of medical office space at 6524 E. Carondolet Dr. in Tucson. The landlord, Michael and Debbie Lennon, was represented by Jeff Casper and David Montijo with CBRE’s Tucson office. The tenant was represented by Kevin Volk with Volk Co.

Bright Star Healthcare has leased 1,414 square feet of office space at 2330 N. Tucson Blvd. in Tucson. The home health provider, which provides the full continuum of home care services, including adult, elder and child care (including newborn care, babysitter and nanny services) in addition to medical staffing services for individuals, families and healthcare facilities, was represented by Bruce Suppes with CBRE’s Tucson office. The landlord, Grand and Tucson Blvd, LLC was represented by Melissa Lal with Larsen Baker.

Photon Engineering has leased 4,486 square feet of office space at 310 S. Williams Blvd. in Tucson. The landlord, DHS Property Investments, was represented by David Montijo and Jeff Casper. The tenant, a software consulting and development firm based in Tucson, was represented by David Montijo and Damian Wilkinson with CBRE, Inc.

 

Lawlytics has leased 4,263 square feet of office space at 310 S. Williams Blvd. in Tucson. The landlord, DHS Property Investments, was represented by CBRE’s David Montijo and Jeff Casper. The tenant, a successful, Tucson-based attorney website marketing company, was represented by Tom Hunt with Rein Grossoehme.

Desert Dance LLC has leased 3,485 square feet of retail space at Crossroads Festival Shopping Center located at 4811 E. Grant Rd. in Tucson. The tenant was represented by David Blanchette, Nancy McClure and Michael Laatsch with CBRE’s Tucson office. The landlord, Crossroads Canada, LLC, was represented by Andy Seleznov with Larsen Baker.

Vintage Partners to redevelop ’50s era shopping center

Vintage Partners, the Arizona-based commercial real estate development and investment company, announced its selection by Uptown Plaza Associates, LLC to lead the redevelopment of Uptown Plaza, the landmark 1950s era shopping center in central Phoenix on the NE corner of Central Avenue and Camelback Road.  Kicking off with a groundbreaking in September 2014 (exactly 59 years after Uptown Plaza’s original grand opening), this mindful renovation will restore the stylish, brick-lined Mid-Century Modern look to this iconic shopping center constructed in 1955 by the Del Webb Co. as the Valley’s first retail center located outside of downtown Phoenix. Most important, Vintage Partners is committed to recreating Uptown Plaza’s historic mix of inspired local restaurants and boutiques, thoughtfully paired with national brands, that together serve the needs of the neighborhood and make this shopping center a destination for Central Phoenix residents.

“Uptown Plaza Opens Wonderful New World Of Shopping Pleasure In Arizona’s Capital City” trumpeted the headlines back in 1955, noting the “record-breaking flow of cars and customers” drawn to this “modern brick, masonry and steel construction” with innovative features such as “the opportunity to park the family car free of care or cost … and walk a galaxy of new and shining stores,” while savoring the “attractive display windows brightly lighted for the evening window shopper until 11 o’clock each night.” And while this suburban shopping mall might have been a revolutionary experience at the time, it was the vibrant, wholly unique tenant mix that truly made Uptown Plaza a must visit.  Including the swanky Navarre’s restaurant (currently Sweet Tomato’s) and the super-sleek Helsing’s Coffee Shop (demolished), Uptown was home to everything from Jerand’s of Arizona fine fashions and Bostrom’s department store, to the national grocery chain, Piggly Wiggly (currently AJ’s Fine Foods).
Today, however, Uptown Plaza is literally a shell of it’s old self, buried under decades of stucco and other outdated ‘improvements,’ and suffering from chronic vacancy due to its economic and physical obsolescence, says Vintage Partners Principal, David Scholl. “As longtime Phoenix residents and specialist in retail development, we felt this landmark property needed an infusion of capital and a carefully thought out renovation and re-merchandizing to restore Uptown Plaza as one of the Valley’s most desirable retail destinations.”

Designed by Nelsen Partners (Kierland Commons, Scottsdale Quarter), the renovation plans are still being finalized as Vintage Partners and builder Kitchell Contractors determine how much of the original red brick façade (including many interior walls) can be preserved. However, the end results will combine a restoration of the classic lines and low-slung shapes with verdant new landscaping and modern amenities, including rebuilding the original 15-foot shade overhangs with cantilevers to achieve a sleeker, less cluttered look. In the near future, Vintage Partners will also be announcing plans for new tenants, including restaurant concepts from top local restaurateurs.

“We’re working with existing tenants, as well as securing the best mix of new local and national tenants to ensure that Uptown Plaza once again will thrive for generations to come,” Scholl says.

Bioscience innovators will pitch at White Hat Investors

Penco Properties buys Harris Park Professional Plaza

Commercial Properties, Inc., Arizona’s largest locally owned commercial real estate brokerage, announced the sale of Harris Park Professional Plaza.  Tyson Breinholt and Shane McCormick of CPI’s Tempe Office Group represented both the buyer and seller in this transaction.

The 27,864 SF, Class B office building is located at 1550 E McKellips Road in Mesa, Arizona and has frontage on McKellips Road, just west of Gilbert Road.

“This transaction came together from my relationship with the out-of-state investor, Penco Properties, who was actively seeking replacement properties for some 1031 Exchange funds. Fortunately, Harris Park Professional Plaza completely met the needs of my client with 100 percent occupancy and a solid tenant history,” said Breinholt.

Harris Park Professional Plaza is a 100 percent leased, multi-tenant office building built in 2001 which was formerly owned by Harris Park Prof Plaza, LLC. Commercial Properties Incorporated picked up the property management account, and Breinholt and McCormick have retained the leasing of the property.

Passco offers investors crowdfunding option for Tempe property

Passco InSite, LLC,  a joint venture between Passco Companies, LLC and InSite Investment Realty, has acquired the 270-unit Class B garden-style multifamily community Ovation at Tempe for $25.85 million. According to Bill Passo, CEO and Founder of Passco Companies, this new joint venture is an extension of a 20-year relationship with long-standing track record, market expertise and multifamily investment experience.

According to Passo, investors will have the opportunity to invest in the Ovation at Tempe property through crowdfunding, as well as through the broker-dealer community.

“This is a strong, value-add investment opportunity in a market that is in a proven recovery,” explained Passo. “The Tempe submarket posted positive absorption and a low 3.7 percent vacancy in the first quarter of 2014, and a 3.5 percent rental growth is forecasted by the end of the year.”

In addition, Tempe’s market fundamentals are rebounding rapidly according to Passo, who noted that the state of Arizona is on track to rank first in the nation in future job growth, projecting a three percent rise annually over the next five years.
“This projected job growth will drive deep demand for quality housing, which will bolster the profitability of this investment over our hold period,” he explained.

The Passco InSite partnership plans to hold the property for three years.  Under this ownership, value-add improvements will be implemented, which will drive rent growth for the asset, according to Passo.

Planned renovations include upgrading unit interiors, constructing additional carports and enhancing the property’s exterior and community amenities.
The property, which was originally built to condo specifications, is unique in its residential setting, according to Passo.

“The community is situated against open space to the West and East, with no adjacent apartment communities,” he said.  “In addition, this property has one of the lowest unit densities in Tempe at 16.5 units per acre.  These factors, along with the community’s easy freeway access and close proximity to retail, recreation, employment and educational centers make it a highly desirable investment property.”

Ovation at Tempe is located at 4502-4505 S. Hardy Drive in the city of Tempe, Arizona. The community features one- and two-bedroom apartment units, as well as separate casitas and townhomes situated on approximately 16 acres.

Commercial Properties, Inc., announced the sale of a 10,992 SF freestanding, retail building located at 1021 E Main Street in Mesa, Ariz., to Northern Partners Holding, LLC. Rex Griswold of CPI’s Tempe office represented the seller in this transaction.

1021 E. Main St. is a single-tenant, retail building with frontage on Main Street.  The building was formerly owned by Sebariz, LLC.  The building was built in 1995 and is located just west of Stapley Drive, on Main Street which has traffic counts of approximately 30,965 vehicles per day.

The sale was valued at $720,000 ($65.50 per foot).

Cave Creek CVS sells for $6.75M

Quality Bedding Inc acquires industrial building in Phoenix

DAUM Commercial Real Estate Services announced that it represented the buyer in the purchase of a 13,178 sq. ft. industrial building located in Phoenix.

Trevor McKendry of DAUM’s Phoenix office represented Quality Bedding, Inc. in this sale. The building is located at 4132 N. 38th Drive.

Central Phoenix apartment complex trades in $12.5M investment deal

A 355-unit, central Phoenix apartment community at 2912 E. Indian School Rd., Phoenix, sold for $12,500,000. The price calculates to $35,211 per door. The transaction closed this past July 29.

Lee & Associates Principal Todd Braun and associate Will Barnard represented the buyer, SPL Real Estate & Management Co. of Denver. Karl Abert of Newmark Grubb Knight Frank represented the seller, Bella View Apartments, LLC of Scottsdale.

Bella View Apartments, built in 1979, is situated on 7.92 acres. It features four, three-story buildings of studio and one bedroom units. The community features four pools, spa, tennis and basketball courts, picnic areas with BBQs and laundry facilities.

“BellaView Apartments LLC did an excellent job of repositioning this property over the last few years. When they acquired Bella View in 2011 (then called Brandywood) from an out-of-state lender, the community had signifi cant vacancy and deferred maintenance,” Braun said.

128-Unit Senior Housing Community Comes to Ahwatukee

Investment Property Associates, LLC (IPA) and Retirement Community Specialists (RCS) have partnered for a second time to develop a senior living community in Ahwatukee near the southwest corner of Chandler Boulevard and 50th Street.  The 8-acre site of the planned senior community is part of a 35-acre mixed-use parcel acquired by IPA in 2012.

The senior housing community, called “Generations at Ahwatukee,” is designed to be 160,000 square feet and to provide 128 total units.  The community will be licensed by the State of Arizona as an assisted living and directed care community and will offer independent living, assisted living and memory care.  The community will be operated by Retirement Community Specialists (RCS), a senior living management company based in Ahwatukee since 1998 and in the Phoenix area for over 25 years.

Generations at Ahwatukee will be situated to the north of the 402-unit, Liv Ahwatukee, one of IPA’s premier multifamily residential communities scheduled to open this summer.  Senior living fits well within IPA’s multigenerational vision of neighborhood.

SCL Health System, Univita Acquire Home Health Company

SCL Health System, along with its joint venture partner, Scottsdale-based Univita Health, announced today the acquisition of Denver-based All Care Home Health LLC. Terms were not disclosed.

The acquisition of All Care, a home healthcare company that provides skilled nursing, physical therapy, occupational therapy and social work services in metro Denver, is a major milestone in the joint venture’s strategy to expand its healthcare services to consumers with customized care in the home.

SCL Health, in partnership with Univita, is introducing the new integrated acute and post-acute care delivery model at three SCL Health hospitals in metro Denver – Exempla Good Samaritan Medical Center, Exempla Saint Joseph Hospital and Exempla Lutheran Medical Center as well as the Exempla Physician Network. The addition of All Care’s home health expertise will ensure patients receive high-quality, comprehensive and well-coordinated care from the time of admission and through the home-recovery process. The acquisition does not impact All Care’s ongoing operations and the company will continue to serve its current patients, physicians and hospitals.

“All Care’s mission is well-aligned with the joint venture’s plan to establish an integrated care delivery model,” said Dr. Rick Lopes, senior vice president of health networks at SCL Health System. “Our goal is to establish a more cost-effective care model that expands the continuum of care from hospital to home, reducing the length of hospitalizations, decreasing unnecessary readmissions and improving the overall patient experience.”

The new integrated care delivery program is designed to better coordinate care for patients as they transition from hospital to home. All Care’s specially trained clinicians and caregivers will help to manage care and consult with the patients and their families.

Specifically, when patients are recovering at home, an All Care specialist will visit, perform a comprehensive assessment and oversee all components of care, such as medication compliance, diet, physical therapy and emotional well-being. This extension of care following initial hospital stays has been proven to reduce the number of readmissions attributed to complications and be more cost-effective.

“As a result of this acquisition, All Care is well-positioned to grow as a leading provider of home care in the Denver area,” said Vinod Bhasin, former president of All Care Home Health. “We’re excited to expand our relationship with the patients, physicians and hospitals we’ve been serving for over 20 years and to offer our expertise in creating an innovative care delivery model.”

The acquisition of All Care will enable even more collaboration between SCL Health hospitals, health plans and other provider organizations within the Denver metropolitan area. The programs and resources being made available through the joint venture have been refined through years of experience with managed care organizations and risk-bearing physician groups. More recently, the core elements of these programs have demonstrated value in Univita’s relationship with the world-renowned Cleveland Clinic.

Mapei Corporation given SHARP Designation

The Arizona Division of Occupational Safety and Health (ADOSH) has awarded Mapei Corporation, in Tempe, with its Safety and Health Achievement Recognition Program (SHARP) award in recognition of their exemplary safety and health management systems. They join 24 other companies in Arizona with this distinction.

“At ADOSH we believe that an employer’s safety efforts are an integral part of the entire company operations,” said Jessie Atencio, assistant director and consultation and training program manager for ADOSH. “Companies that earn the SHARP award show the responsibility and care needed to operate a safe, successful business, and that is exactly what Mapei has shown.”

To qualify for the SHARP award, ADOSH evaluates an employer’s overall workplace safety and health efforts, including written programs, injury and illness rates and how integrated safety programs are with the day-to-day work environment. ADOSH conducts a full workplace inspection including extensive employee interviews.

Thomas B. Fischer, CFO and vice president of finance, OnTrac

Since taking the role in 2000, Fischer has navigated business reorganizations, led the implementation of optimized business practices and collaborated toward the successful launches in five new states, helping to diversify the company’s services and increase customer value. His responsibilities include daily operations of financial and fiscal management.

Impact on OnTrac: In 2013, Fischer coordinated $40 million in new borrowings, which facilitated the buyback of employee stock option plans and the implementation of material handling, as well as allowing for the working capital for increase of business.  More than $20 million has been invested into equipment that will help OnTrac increase its package delivery from 50,000 packages a day to more than 300,000 packages a day. This type of automation significantly reduces the cost of delivery to the company.

CFO of the Year, Private Company

Tom Harris, executive vice president and CFO, Arizona Diamondbacks

Harris oversees all financial operations, risk management, administration, stadium operations and ownership relations. His tenure in this organization and in the industry make him an integral officer in assisting the president and CEO and other executives in guiding the organization to success. His knowledge of the inner workings of local government is essential in the day-to-day affairs of stadium related matters.

Impact on Diamondbacks: Harris spearheaded a 2011 debt refinancing, bond tender offer and line of credit with JP Morgan that reduced long-term debt by $1 million and provides for reduced interest expense and improved cash flow going forward. In 2011, he also spearheaded a modification of the team’s concessions agreement that has significantly improved its concessions revenue share.

CFO of the Year, Public Company

Amin Maredia, CFO, Sprouts Farmers Market

In less than two years, Maredia has established a public company finance function while completing a major strategic acquisition, more than $700 million debt refinancing, and leading Sprouts’ initial public offering efforts. In addition, he designed Sprouts’ finance infrastructure, including implementation of analytical tools, which provide the ability to monitor current and accurately forecast future performance. Maredia has also used his vast retail experience to help Sprouts execute its new store selection process and strengthen its position in the market.

Impact on Sprouts: Maredia has been instrumental in establishing the company’s internal control systems. He is a tireless advocate for transparency in not only financial reporting, but all areas of the operations. He has taken a lead role in developing a delegation of authority policy and code of conduct applicable to all company team members.

CFO of the Year, Nonprofit

Tanya Muñiz, CFO, Valley of the Sun United Way

Muñiz administers all financial operations and analysis. Under her leadership, the annual budget has grown from $50 million to $114 million in five years. United Way has very complex financials and undergoes six audits annually, with consistently excellent results and zero findings. Muñiz oversees a department of 20 employees who have flourished under her leadership. She led the development of organizational scorecards for measuring and managing performance. Customer satisfaction with accounting has increased by 25 percent since she became CFO.

Impact on United Way: Muñiz built a 10-year economic model that enables the organization to better plan its work and serves as a foundation for its strategic plans. The model enables Valley of the Sun United Way to see the effects of multi-year grants and major gifts, as well as recognizing that many expenses are long-term investments requiring up-front financing.

Peter Piper names Bruce President and CEO

Peter Piper, Inc. announced the promotion of Charles Bruce, adding the title of Chief Executive Office to his current role as President. Bruce was named President last September and previously held the role of Chief Marketing Officer for three years.

In his role as President, Bruce has been a leading force in the ongoing implementation of the brand strategy that has now generated 40 consecutive four-week periods of same store sales growth.   Additionally, after two years of concepting and extensive consumer and industry research, the Piper Remix initiative finally came to fruition under Bruce’s guidance. Piper Remix is a multi-year project that launched in April of this year and will work to re-image all 139 locations by 2018, creating a modern and contemporary look that consumers will embrace throughout the United States and Mexico.

Also during this time, Peter Piper Inc. signed multi-year, multi-unit development agreements in Dallas, Lubbock and Amarillo, Texas, and Queretaro and San Luis Potosi in Mexico.  They also anticipate signing two new development agreements in Mexico, where they have had a presence for more than twenty years, all of which Bruce will oversee.

“As President and CEO I plan on continuing to build the Peter Piper Pizza brand and ensure it continues on the established growth trajectory and achieves all of our financial objectives,” said Bruce.  “I will also be focusing on attracting additional capital to the brand in the form of new franchisees to develop new markets.”

Prior to Peter Piper Pizza, Bruce was the Senior Vice President of Marketing at North Carolina-based Salsarita’s. He has held executive-level marketing positions throughout the restaurant industry at Captain D’s Seafood, Damon’s, Wendy’s, and Pizza Hut. Bruce acquired a love for international business and culture while at Kansas State University, and his tenures at Wendy’s and The Coleman Company took him to more than 70 countries. His extensive international experience will continue to play a vital role in the development of Peter Piper Pizza in Mexico, where franchisees operate nearly 50 locations. Bruce earned his BA in Business and Spanish from Kansas State University and Universidad Ibero-Americana in Mexico.

Central Phoenix Women Announce New Leadership

Deborah Lavinsky, financial advisor with Securus Financial Group, Inc., has been named director to lead Central Phoenix Women.

New advisers for the organization are Hillary P. Gagnon, Esq. a partner with Jennings, Haug & Cunningham, L.L.P.; and Meghan Mulligan an accountant with On the Money, LLC. The three new leaders were introduced at the May monthly meeting at The Ritz-Carlton, Phoenix and will serve for 12 months.

Lavinsky has over three decades of experience in the personal finance, wealth management, and philanthropic fields.  She has extensive experience working effectively with professionals, pre-retirees, women in transition and business owners on retirement income planning, estate planning, business succession planning and long-term care.  She serves as a non-public arbitrator for the Financial Industry Regulatory Authority, Inc., (FINRA). A respected national speaker and author, a financial literacy advocate, and lifelong volunteer, she can often be found teaching financial literacy courses, fundraising for genetic research, or promoting a women’s leadership program.  Prior to her career in financial services, Deborah performed as principal flutist in numerous symphony orchestras in the United States and Europe. She holds the FINRA Series 7 and 66 licenses and AZ, CA, FL, OH and UT life insurance licenses. She is an Investment Advisor Representative and has earned the Chartered Retirement Plans Specialist (CRPS) designation through the College for Financial Planning.  Lavisky is a passionate Pilates practitioner, triathlete, knitter, and golfer as well as a devoted wife to her husband Arthur, mother of two grown children and one energetic Yorkie.

The Center for the Future of Arizona’s founder and CEO is among the five award recipients to be honored at the Arizona Hispanic Chamber of Commerce’s 55th Annual Black & White Ball and Business Awards later this month.

“Dr. Lattie Coor is one of our state’s most iconic and beloved figures, and we’re honored to present him the 2013 Legacy Award,” said AZHCC President & CEO Gonzalo A. de la Melena, Jr. “The awards ceremony is the highlight of the evening, and this year’s slate of winners prove that people who succeed in business are also among the most generous individuals in our community.”

Dr. Lattie F. Coor / Legacy Award
Dr. Lattie F. Coor is President-Emeritus, Professor and Ernest W. McFarland Chair in Leadership and Public Policy in the School of Public Affairs at Arizona State University, and is Chairman and CEO of the Center for the Future of Arizona.

For the previous 26 years, Dr. Lattie Coor served as a University President. He was President of Arizona State University from 1990 to 2002, and President of the University of Vermont from 1976 to 1989.

Earlier in his career, Dr. Coor served as an assistant to the Governor of Michigan and held faculty appointments in Political Science at Washington University. His administrative responsibilities there included those of Assistant Dean of the Graduate School, Director of International Studies, and University Vice Chancellor.

He has held positions with a variety of higher education associations, board and commissions, having served as a founding member and Chairman of Division I of the NCAA President’s Commission. He held the position of Chairman of the National Association of State Universities and Land Grant Colleges in 1992-93, and served on the Board of Directors of the American Council on Education from 1990 to 1993 and again from 1999 to 2002. He also served on the Kellogg Commission on the Future of State and Land Grant Universities from 1996 to 2002. He served as a Trustee of the American College of Greece, Athens, from 1988 to 1998, and has served as a member of the Board of Trustees of the Deer Creek Foundation, St Louis, since 1983. He has honorary degrees from Marlboro College, American College of Greece, the University of Vermont and Northern Arizona University.

In Arizona, Dr. Lattie Coor serves on the Board of Directors of Blue Cross/Blue Shield of Arizona, and has served on the Board of Directors of Bank One Arizona, Samaritan Health Services, Greater Phoenix Economic Council, and is a member of the Greater Phoenix Leadership Council. He was a member of the Arizona State Board of Education from 1995 to 1999. He served as Chairman of the Education Section of the Valley of the Sun United Way Campaign from 1990 to 1993, and of the Public Sector of the United Way Campaign from 1999 to 2002.

Dr. Lattie Coor received the Anti-Defamation League’s Jerry J. Wisotsky Torch of Liberty Award in 1994, the Whitney M. Young, Jr. Individual Award from the Greater Phoenix Urban League in 2000, The American Academy of Achievement Golden Plate Award in 2000, The American Jewish Committee Institute of Human Relations Award in 2001 and the Center City Starr award from Phoenix Community Alliance in 2001. He was named Valley Leadership’s Man of the Year in 2006.
An Arizona native, Dr. Coor was born in Phoenix and graduated with high honors from Northern Arizona University in 1958. He pursued graduate studies in Political Science at Washington University in St. Louis, Missouri, earning a master’s degree in 1960 and a Ph.D. in 1964.

Alfredo J. Molina / Man of the Year

International jeweler Alfredo J. Molina is Chairman of The Molina Group, based in Phoenix, Arizona. The Molina Group is the parent company of Molina Fine Jewelers in Phoenix and New York and Black, Starr & Frost, America’s first jeweler since 1810, in Newport Beach and New York. Alfredo Molina is one of the nation’s most prestigious jewelers. His ability to secure the world’s rarest gems – such as the historic Archduke Joseph Diamond, the world’s twelfth largest historic perfect white diamond – has earned him guest appearances on numerous television programs, including CBS’ Early Show and NBC’s Today Show.

Mr. Molina’s education and experience in the jewelry industry is extensive. He is a graduate gemologist from the Gemological Institute of America and a Fellow Member of the Gemmological Association of Great Britain with distinction. He is a certified gemologist and appraiser from the American Gem Society. He is considered one of the world’s experts in the determination of country of origin of gemstones. He is past President of the American Society of Appraisers, Arizona Jewelers Association, and the GIA Alumni Association. He served as Vice-Chairman of the Jewelers of America Council and Co-Chairman of the Master Gemologist Appraiser program. Mr. Molina is also a qualified appraiser for the Internal Revenue Service and an alumni of the FBI Citizens Academy. He appears as keynote speaker at seminars and workshops on appraising gems, and discussing the latest gemological trends and developments. He assists law enforcement agencies in recovering stolen gems and serves as an expert witness for U.S. Customs Service as gems authority. In 2002, he was appointed to serve as Honorary Counsul of Spain for Arizona.

Alfredo, his wife Lisa and their four children devote time and many resources to the Arizona and California communities. The Molinas feel that The Molina Group is fulfilling their duty to their community, friends and supporters.

MaryAnn Guerra / Woman of the Year

MaryAnn Guerra, MBA is Chairman of the Board, CEO, and co-founder of BioAccel. Ms. Guerra is known for creating novel programs to accelerate the transfer of technology from the lab into new business opportunities. Ms. Guerra spent much of her career operating successful and progressive health, science and technology businesses. She is an expert at business development initiatives that create organizations poised to deliver commercial outcomes. Since the launch of BioAccel in April 2009, 10 companies have been successfully launched with products close to commercial availability. Vermaland creates Verma Charitable Foundation, Donates $1.2M

Verma Legacy Trust, a subsidiary of Vermaland, LLC, recently made charitable donations of real estate valued at $1.2 million.  The donation was made through the Verma Charitable Foundation at the Arizona Community Foundation. The gift will be used to establish scholarships for underprivileged students and to build a religious retreat center in the Phoenix metro-area.  The retreat center will include yoga and meditation, to promote a healthy and balanced life style.

Kuldip Verma and Binu Verma are trustees of the Verma Legacy Trust.  Their daughters, Anita Verma-Lallian and Jennifer Verma established the Verma Charitable Foundation in honor of their parents.   Jennifer had the initial idea in business school as she was studying the charitable efforts of other large companies.  With this donation, they continue their family’s charitable tradition and company’s reputation for community involvement.

Jennifer Verma holds a Master’s degree in Urban Planning and a Masters in Business Administration, which she earned with honors from the University of Southern California.  Anita Verma-Lallian holds a Masters in Business Administration from the University of Southern California and is the Director of Marketing for Vermaland.

Energy Consortium’s Roadmap puts state of path to build industry

Imagine Arizona as the energy hub of the Southwest — where major regional transmission lines tie into infrastructure in the state and serve a growing regional demand for energy. Arizona would be a place where an increasing percentage of jobs are related to the energy industry, whether in manufacturing, generation, transmission, energy efficiency, service or technology innovation. Many of these jobs would be higher-wage jobs requiring a skilled labor force fed by Arizona’s schools and universities. Arizona could be a hub of energy-sector jobs, with factories making equipment for the industry and power plants shipping electricity to neighboring states via new power lines, all contributing to a better economy.

That is the essence of the Arizona Energy Consortium’s Energy Roadmap, which the group hopes with be a catalyst for the state’s energy industry in the same way Arizona’s Bioscience Roadmap helped the state increase bioscience jobs by 41 percent and helped increase the number of bioscience establishments by 27 percent during its 10-year plan.

“It was important to create this document to give the energy industry a unified voice and direction,” said said Michelle De Blasi, co-chair of the AEC and a shareholder at Greenberg Traurig. “The energy industry is going to be here forever. We are always going to need energy. So the Roadmap was designed to make the industry better for everyone — consumers, developers, legislators. So it was critical that we get it right.”

This is the vision the Roadmap hopes to realize over the next decade: Arizona is the energy hub of the Southwest, with a diverse energy mix supporting reliable transmission, a strong base of manufacturing facilities, increased numbers of higher wage jobs, and world-class research institutions, resulting in increased economic development for the state and region.

Once that vision is realized, De Blasi said the state can expect to reap these benefits:
• Enhanced job creation and higher-wage jobs within Arizona
• Increased state economic revenue
• Enhanced energy export potential
• Heightened energy self-sufficiency and national and state security
• Increased transmission reliability
• Continued low cost energy

“This Roadmap is going to help Arizona be looked at differently from outside its borders,” said Chris Davey, co-chair with De Blasi of the AEC and president of EnviroMission, which is developing a solar tower in Western Arizona. “The Roadmap will create a sense of certainty, which appeals to the finance community. So when they are looking to invest, that certainty creates a more attractive environment for developers and investors.”

Valley Forward Exands its horizon

Timing is everything, even when it comes to Mother Nature.

“In 2010, we got an $85,000 grant to look at some federal issues on sustainability,” says Diane Brossart, president and CEO of Valley Forward, which brings business and civic leaders together to improve the environment and livability of Valley communities. “We were asked to target Arizona’s Congressional delegation and get them up to speed in regards to understanding a sustainability agenda for Arizona and what that meant.”

What grew from that seed was an initiative that had actually been germinating for more than a decade, Brossart says: taking the successful Marocopa County-centric Valley Forward and giving is a statewide focus. In August, Valley Forward’s board voted unanimously to to move forward with a business plan that will transition Valley Forward into Arizona Forward in January.

Brossart says the state is facing some serious issues related to the environment and the livability and vitality of Arizona’s cities and towns will be impacted by upcoming decisions related to:
* Land use planning and open space,
* A balanced multi-modal transportation system,
* Improving and maintaining healthy air quality,
* Solar and renewable energy technology,
*  Managing our water resources, and
* Protecting wilderness, parks, national monuments and other natural areas for Arizona’s tourism economy.

“As Arizona and the country recover from the Great Recession, a statewide dialogue is more important than ever,” says William F. Allison, a shareholder at Gallagher & Kennedy. “The issues impacting us – water, energy, transportation, land use – involve the entire state rather than only the Valley. Arizona Forward will provide a forum to think outside the box and beyond the Valley.”

To get Arizona Forward to have its greatest statewide impact, Brossart and her staff connected with nine companies that had influence on communities along the Sun Corridor — the stretch of freeway that connects Tucson, Phoenix, Prescott and Flagstaff — to become charter members of Arizona Forward.

“The leaders of those companies have become our tour guides as we go into Pima County and Northern Arizona,” Brossart says. She points to Kurt Wadlington, employee-owner of Sundt Construction in Tucson, for opening doors for Arizona Forward to spread its wings into Southern Arizona.

“Southern Arizona already has a very strong environmental focus, but struggles with areas that are dependent on statewide engagement from both a funding and advocacy perspective,” Wadlington says. “(Valley Forward’s) shift (to a statewide focus) will provide Southern Arizona with added resources to coordinate its future growth in the larger context of the Sun Corridor.”

Experts agree that now is the perfect time for Valley Forward to shift to a statewide focus statewide because Arizona is at a turning point, economically and environmentally.

“There are major issues that affect the state like transportation; managing resources; and protecting the wilderness, parks, and national monuments,” says Alfie Gallegos, area sales manager for Republic Services. “These are not just environmental issues, but are issues that have an effect on Arizona’s economy statewide. I think Arizona is ready to start having more positive statewide conversations about finding ways to grow our economy in a manner that can be sustained and is environmentally friendly.”

Brossart says that while Arizona has had countless groups that have focused on making their communities better, Arizona Forward will be looking to help educate legislators become the glue that brings those regional organizations together in a spirit of cooperation and unity.

“So much of our goal is to drive a political agenda to the middle and bring folks on both sides of the aisle together,” Brossart says. “The issues that we focus on are sustainability and environmental. Everybody needs clean air, clean water, open space and parks. Those are the things that make a community viable, healthy and liveable. We all want that. Those aren’t political issues. But they do fall into a political arena that sometimes clouds the issues. But if we can be a reasoning voice of balance like we have been successfully in Maricopa County, if we can bring that statewide, it will be really good for Arizona — economically and environmentally.”

Valley Forward members expect the transition to Arizona Forward to foster additional collaboration and conversation on statewide issues, bring additional viewpoints on key issues and allow for a more global conversation.

“My hope is that we can, over time, have a collective vision that regardless of our own regional filters, we’re all in this together and need to find ways to move forward as one sustainable, economically successful state,” says Iain Hamp, community affairs representative, Wells Fargo Team Member Philanthropy Group.

Brossart says one of the biggest messages Arizona Forward will be trying to communicate is that making sound decisions about issues surrounding sustainability and the environment are good for business.

“If we make a case that shows the economic impact of parks and open space on the tourism industry, the business community will take notice and they are uniquely poised to deliver of that message and be heard,” Brossart says. “Parks groupies are great and they are important. But when the business community gets involved, people listen.”

Where Arizona Forward could have its biggest economic impact is on growth industries that rely on the state’s amazing natural resources.

“It’s an exciting time to be a part of solar energy, as the clean, renewable energy source is experiencing massive growth and helping the state and country achieve greater energy independence,” says Patricia Browne, director of marketing and communications for SOLON Corporation in Tucson. “And Arizona has been at the center of this growth. This has been made possible not only by the companies developing the solutions, but by the state and local officials, Arizona-based businesses and individual residents who recognize the importance that solar plays in a number of ways such as a cleaner environment, economic development, and energy price stability. However, there are still challenges in making the adoption viable on a large scale, and Arizona Forward helps bring together the right players to help make this happen on a state level.”

Richard Mayol, communications and government relations director for Grand Canyon Trust in Flagstaff, says Arizona Forward will give members in northern Arizona the opportunity to not only have a voice in discussions that affect the state today, but in decisions that impact what Arizona will be like 20 years from now.

“We hope it will help create an economy that provides the opportunity for prosperity without sacrificing the environment,” he says, “and makes northern Arizona an even better place to live, work, and raise a family.”

And that is what Arizona Forward’s mission is all about: bringing business and civic leaders together in order to convene thoughtful public dialogue on statewide issues and to improve the environment and sustainability of Arizona.

“All areas of the state will benefit, from urban to rural and suburban areas in between due to a coordinated and planned strategy for such essential elements as affordable energy, water, transportation, affordable housing, and a wide band of employment opportunities,” says Janice Cervelli, dean of the College of Architecture and Landscape Architecture at the University of Arizona. “All geographic, economic, and environmental sectors of the state will increasingly become part of a larger, interdependent, connected system.”

ASU Center becomes a resource to teach service

Customer service was once viewed as the cost of doing business.

“Across almost every industry, leaders are focusing on service as a way to compete in today’s competitive marketplace,” says Mary Jo Bitner, academic director for the Center for Services Leadership at Arizona State University’s W. P. Carey School of Business.

But times have changed. Companies that are in search of new revenue streams are finding that in addition to providing great customer service, offering value-added services to their product lines are helping their bottom lines. And the help them make the most of the opportunities, many are seeking help from the ASU Center, which focuses on research and executive education in managing and marketing services.

“Customer demand and the competitive challenges posed by the commoditization of many products has pushed many goods-based companies to take another look at services as a source of revenue and profit,” says Stephen Brown, director of the Center for Services Leadership, who has spent the past 20 years tracking the growing importance of services as a product. “Many are following market leaders to become goods-and-services companies.”

For example, Boeing has broadened its offerings by adding the lucrative market of services to its aircraft manufacturing. The Hewlett Packard and Compaq merger created a new company whose major product is services. IBM’s impressive financials over the past decade — in shining contrast to its competitors — were largely the result of its service businesses.

“In 2001, we were launching our first fee-based service business,” says Steve Church, president of Avnet Integrated and chief corporate business development and planning officer. “We wanted to offer more services and solutions. We knew a lot, but there was a lot we didn’t know.”

Church says Avnet’s membership in the center — which concentrates on expanding service innovation by combining the latest scientific insights from the academic world with the best of business strategy in the real world — allowed the company to “build a culture of service excellence that focuses on the customer and gives each a great customer experience.”

The Center, which was created in 1985, remains the only one of its kind in the United States, devoted to research and education in the services field.  Its research findings form the foundation of the Center’s executive education program, attended by managers and executives of leading firms.  Member companies include AT&T, Charles Schwab and Co., Ford Motor Company, IBM, Mayo Clinic and others, who sponsor research, fund scholarships, host MBA student teams and participate in executive education.

Many member companies sponsor research that is published in academic journals, and shared at the Center’s executive education forums. Bitner, for example, has been studying the effects of self-service technologies (SST), working with Ford and a major pharmaceutical benefits management company.

“The Center is really a tremendous resource for any company that has a strategy to to improve customer serve or add services to augment its products,” Church says. “We learned that by getting our employees engaged in customer service, we built customer loyalty, it helped us compete, and it enhanced our financial performance.”
